			<content:encoded><![CDATA[<p>Casper is a 3 year old purebred White West Highland Terrier, who is my very best friend and constant companion.  He goes pretty well everywhere with me. He has been kind of adopted by me and my wife Meta from our son-in-law and daughter.  Bill decided to buy Casper as a ten month old pup for his financee, my daughter, Alisha back in 2007.  Casper was fitted with a collar and a paper scroll which had a secret message to Alisha and inside was the engagement ring &#8211; Casper performed the delivery task impeccably and was certainly loved very much by his new owners.  (She did say YES, by the way) But, since Bill lived in an apartment yet &#8211; no pets allowed &#8211; he asked &#8216;mom and dad&#8217; (Roby and Meta) to take care of him until he bought a home for his future bride.  Well, Casper helped me and my wife go through 5 pair of shoes/boots in real quick succession, and a few corners of our trim in our new home in Kingsville got chewed too.  Nothing that could not be replaced or fixed quite easily.  And eventually, Casper, as bright and smart as he is, handled the &#8216;potty&#8217; training quite well and communicated his needs before they became an accident.  Well, after Bill got his home for his bride, Casper went to stay with Bill and Alisha in his new home on Eastlawn Boulevard in Windsor.  He did very well in his new home, and they loved him very much.  But with both Bill and Alisha having careers, and being away from home long days, Casper missed his surrogate parents, and he came &#8216;visiting&#8217; quite often.  Then Casper started staying more and more, until such time, that he was a permanent friend and companion of Roby and Meta in Kingsville again.  We have since become his adopted parents and he has certainly given us great joy and friendship over this past year or so.<br />
For Meta and I, having a Westie as a pet is not new.  We have owned purebred Westies as family pets for the past 26 years.  Dixie Lee lived with us (a female) from &#8217;84 to &#8217;98 and then we had to say goodbye to her.  By then, we had purchased Sheenaugh in &#8217;96 and she lived with us until her death in 2008.<br />
I also want to thank the Veterinarians who have so wonderfully cared for our Westies, and with a special thanks to our <strong>Kingsville Vet, Dr. Braithwaite</strong>, who was instrumental in diagnosing Casper with Addison&#8217;s Disease.  In 2009, we almost lost him, until we were able to, with our Vet&#8217;s help, find the correct medication to combat a problematic Addison gland in Casper.  Today, with daily meds for the rest of his life, he is a healthy and an amazing pet.  See a few photos taken a few weeks ago by Skip Kuchta Photography of Casper and Roby in our home in Kingsville.<br />

Our experience has been buying and selling our own personal homes which we live in for 6 months or more, fixing them up and then selling them again.  This prevented us from having to pay capital gains taxes, and giving us the opportunity to control our spending.<br />
First thing to do is to buy WISE, i.e. 1) location-location-location.  Make sure you are buying a home in a good neighbourhood, and ensuring the home is not the largest one in the block; 2) know the market and try to buy low (insist on a Comparable Market Report from your REALTOR &#8211; call me if you need one as you do your research); 3) when you renovate your flipper, think reuse/recycle/restore as you go from room to room.  This will reduce your input costs and allow your best return on your investment.<br />
Our experiences in the 12-13 homes that we flipped, we found that one of the best flippers was a small war-time 1.5 storey home which we kept for about 1 year, spent about $3,000 (modified a 2 pc powder room to 3 pc washroom upstairs, renovated the kitchen with new counters, backsplash &amp; paint, and re-decorated the paneling with feather dusted painting application).  We made a nice profit from this home which we used to buy a nice rancher in a wooded lot in the country.  Our &#8216;country estate&#8217; was also resold in 4 years, with minimal renovations (some paint and paper and a purchase of some neighbouring land in the wood lot to expand the basic property size) which netted me approximately a 22% improvement on my investment.<span id="more-153"></span></p>

			<content:encoded><![CDATA[<p>Back in 1989, I was being interviewed and hired (specially for my name!!!) for Siemens Automotive Ltd.  They had never had a Robert DYCK work for the company, Siemens, before and thus was born my nick name ROBY.  I was never teased about my name when working with my collegues at Siemens until a few years later.  More on this next.  But for 9 years with the company, whenever I gave my name over the phone to a client or customer, I would always just say that my name was ROBY(rhymes with Moby).  When asked for my last name, I would always say that I was hired specially for Siemens because my last name was Dyck ( pronounce Dick).</p>
<p>Another interesting anecdote that I am willing to share was when my very kind and generous neighbour (with only a slight sense of humour) decided to continue to shower my family with chocolate bars &#8211; Wait for it/Wait for it &#8211; called MR BIG!!   Honest, he never cracked a smile and so without a thought, after my family had eaten their fill of Cadbury&#8217;s MR BIG chocolate bars,  I was willing to share this new found source of delicious Canadian sweets with my collegues at Siemens.  Now you know the rest of the story&#8230;  Needless to say, we had a hoot with it, and, you always need to find humour in your name, heritage, or family quirks, right???  I wasn&#8217;t responsible for my last name.  Oh, by the way, my brother&#8217;s name is Harold (everyone calls him Harry!!!).</p>

			<content:encoded><![CDATA[<p>After 33 years of buying and selling homes I&#8217;ve learned a thing or two about showing your home to prospective buyers. Here are a few tips:</p>
<ul>
<li>Flowers and candles with some potpourri looks and smells nice.</li>
<li>Air out your home in advance if you have pet odors lingering in the home.</li>
<li>Playing some soft music during the viewing is relaxing for the viewers.</li>
<li>Prior to the showing, bake cookies, cake or bread and let this aroma be present.</li>
<li>Make sure your drapes are open and all blinds are up to allow lots of natural light.</li>
<li>If you have a fireplace, light it, and have the crackling fire greet the viewers.</li>
<li>Assemble a file containing manuals and warranties on included appliances.</li>
<li>Cleanliness is next to Godliness and very necessary to get your home SOLD.</li>
